DESIGN TEAM
A well-built wooden house starts from the design phase, where we recommend a multidisciplinary approach to the project right from the initial concept. This way, the architect or architectural team transforms your ideas into an architectural concept adapted to the requirements of the local authorities as specified in the Urbanism Certificate.
The architectural concept is also influenced by the specifics of the timberframe construction system, the chosen building services, as well as the requirements of the nZEB standard. Therefore, many variables must be considered before arriving at a final project version, which is why it is essential to bring all disciplines together at the same table.
We bring expertise in structural design specializing in timber superstructures, and together with our partners—architects, engineers, energy auditors, and certifiers—we can turn an idea into a successful project. Whether it’s nZEB or certified passive houses, guesthouses, educational facilities, or other types of buildings suited for timber structures, we have the know-how to deliver.
PROCESUL DE PROIECTARE
Chiar dacă terenul este în posesia ta, mai sunt câteva etape esențiale pe care trebuie să le urmezi, până să poți construi. În acest proces se aplică acea vorbă că ”graba strică treaba”. De aceea, în planificarea casei recomandăm să ai în vedere un timp de proiectare de minim 3 luni până la Autorizația de Construcție. Evident, cu cât sunt mai puține iterații în etapa de concep, cu atât va fi mai scurt timpul de proiectare. Sunt situații în care poți să avansezi cu conceptul de arhitectură, să ajungi la o variantă care îți place foarte mult, dar să fii nevoit să micșorezi casa pentru că nu te încadrezi în buget.
Din experiența noastră, recomandăm să aloci suficient timp pentru proiectare, în special în etapa de detalii de execuție, când vei cere oferte și vei alege cu cine să lucrezi. Un proiect detaliat va conține tot ce are nevoie un constructor, un instalator sau un meșter ca să facă treabă bună și dacă lipsesc aceste detalii, vei fi nevoit să iei tu anumite decizii tehnice sau să te încrezi în expertiza celui cu care lucrezi. Mai multe sute de euro investite în proiectare te vor scuti de mii de euro în etapa de execuție prin evitarea deciziilor proaste.
Certificatul de Urbanism
Înainte de a începe proiectarea, trebuie să treci un pas important, Certificatul de Urbanism. Arhitectul de poate ajuta să îl obții mai ușor. Tot în această etapă, este nevoie obții mai multe date despre teren: Studiul Geotehnic pentru analiza solului de fundare și de Ridicare Topografică.
Autorizația de Construcție
Pornind de la forma finală de concept de arhitectură, echipa de proiectarea avansează proiectarea până la faza de autorizație, care conține: proiect de arhitectură, fundații, scheme de instalații și raportul nZEB. Pe lângă proiect, mai trebuie să obții avizele care apar în Certificatul de Urbanism. Toată această documentație este depusă la primărie și aștepți 30 zile conform legii.
Conceptul de Arhitectură
Pornind de la ideile tale/voastre, arhitectul va crea un concept de arhitectură, care va fi testat și adaptat în mai multe iterații la cerințele structurale, de instalații și nZEB. În final, acest concept de arhitectură trebuie să respecte nevoile tale/voastre de locuire.
Proiect Tehnic & Detalii de Execuție
După ce ai obținut Autorizația de Construcție și nu mai sunt alte modificări la proiect, echipa de proiectare continuă detalierea proiectului până la faza de Proiect Tehnic și Detalii de Execuție pe toate specialitățile: arhitectură, rezistență fundații și suprastructură și instalații pe toate specialitățile. Apoi poți începe liniștit șantierul.

The production process begins in our design office, where a complete analysis of the project is made according to the architectural model and structural requirements. In the case of a more complex project, involving multiple disciplines, we collaborate with other stakeholders to optimize as much as possible: reduce material consumption, construction time, and costs;

The structural design is done with specialized softwares such as RoofCon TrussCon, CadWork and Axis VM, which allow the designer and structural engineer to do a complex calculation of strength and a detailed analysis of joints connected with MiTek connectors;

The verification and calculation of roof trusses, walls, and other structural elements is done according to EUROCODE 5 norms and national standards;

Elaboration of the production project through detailed technical sheets: dimensions, angles, positioning of multi-nail plates at the joints, specific material consumption and execution time;

Elaboration of the technical documentations: technical structural project and execution details*;

We have the MINERGIE (Passive House Switzerland) accreditation which certifies our design engineers to design and build according to the Passive House standard;
* For our clients and collaborators, the structural calculation together with all the technical documentation (the structural project) is done free of charge in most cases.
